Single and Double Wide Leveling in Gainesville, TX

Single wides and double wides both need to sit level to protect the structure, but they are leveled a little differently. The pros in our Cooke County network work on both configurations every week.

Whether your home is a 14 wide from the 90s or a new 32 wide double, the same principles apply: check every pier, reset what has moved, verify with a laser, and document the result.

Leveling a single wide

A single wide typically has two rows of piers along the frame beams and cross piers at the ends. The crew checks each pier, resets shims where needed, and confirms the final elevation. Single wides are usually finished the same day.

Leveling a double wide

A double wide adds a marriage line down the middle where the two halves meet. Those center piers carry the biggest share of the load and get the most attention during leveling. If the marriage line has separated at the ceiling, the pro will adjust the middle piers to close the gap before checking the outside beams.

Triple wides and add-on rooms

Triple wides multiply the same logic across three sections. Add-on rooms and Texas rooms sometimes sit on a separate foundation and need their own check to make sure they have not settled independently of the main home.

Documentation

The pro leaves you with a written record of the pier layout, adjustments, and final elevations. That record is useful for insurance and for the next service visit.

Single & Double Wide Leveling FAQs

Which is harder to level, a single or double wide?

Double wides are a little more involved because of the marriage line, but a good crew handles either in a day. Access under the home is usually the biggest variable.

Can you level a home with an add-on room?

Yes. The pro checks the main home and the add-on separately and adjusts each so they meet cleanly.

How often should I level my double wide?

In Cooke County, every three to five years is typical. Homes on softer pads or heavy clay may need it sooner.
